At Mountain View Leongatha we offer two financial options to enable you to acquire a new villa. With the loan licence model you are a home owner with life time tenure guaranteed. When you leave the village you share in the capital growth of your home when the villa is sold to another resident.


Two bedroom villas start at just $320,000 and the weekly service fee is $113 or $5,835 per year. The service fee covers Council, sewer and water rates, all external maintenance of your home, building insurance, 24 hour - 7 day a week independent nurse on call & use of communal facilities such as heated swimming pool, residents lounge, bowling green & al fresco BBQ. Your only additional costs are phone use, phone & internet connection, gas, water & electrical use, as well as contents insurance.


Our second option is a leasehold option also offering guaranteed lifetime tenure. You would be a non-home owner for Centrelink /pension purposes. This means you may be eligible for rent assistance valued at $3,120 per year. The price to acquire a villa is $146,500 plus $6,500 administration, allowing retirees to free up capital in their family home & invest to increase additional income. You would not share in any capital gain however you would receive a pro rata rebate if you choose to leave the village in the first 8 years. Your service fee covers everything described in the loan licence option & costs $213 per week or approx. $11,076 per year. If you are eligible to receive rent assistance as a non-home owner, this then reduces to $153 a week or approx. $7,956 per year. Your security is guaranteed by the Retirement Villages Act in Victoria and your lease agreement.
